Exterior QA Inspections for Asons
Good Afternoon,
I would like to thank everyone for their hard work this past month with our exterior QA inspections, we are very pleased with everyone’s work.
We wanted to send out a few friendly reminders to everyone to make sure your crews are taking photos of lock boxes and doors. If there is not a lock box present; crews still need to take photos of the door where it should be. We have had a number of inspections rejected from the client the past couple of rounds due to missing photos.
Below are the requirements for the inspections for everyone to review:
Exterior QA Inspections:
Never enter the property, these are Exterior only!
Inspection form needs filled out entirely
20 Photo Minimum (Do not date or time stamp photos)- Photo requirements are as follows:
All sides of the home
Yard-Front, back , and sides
Front door/window with Property Preservation Secure sticker
Lock box
Address
Street view
Neighborhood view
If there is a pool obtain photos from different angles to show condition and security
Any deficient/broken item or debris
Any Health & Safety issues
Property is expected to be vacant with a lockbox on the side or back door.
Do not attempt to enter the house.
There should also be a Property Preservation Secure sticker on the front door or window. (provide a photo of the sticker)
If a property is determined to be occupied:
Do not approach or go onto the property
Document reason the property is believed to be occupied and photograph from across the street.

Document in the “Best Effort” area of the inspection. (Date/time called name and # of the person you called or left a voicemail for)
If a property is determined to be vacant:
Walk the exterior of the property and fill out the inspection form in its entirety
Take photos of all sides of the home, yard, front door/window with Property Preservation Secure sticker (show any notices posted)/lockboxes/ address verification/ street view & neighborhood view- a minimum of 20 photos are required.
If there is a pool obtain photos from different angles to show condition and security
Comments and photos are required for any deficient/broken item or debris
Health & Safety issues must be noted in the appropriate comment box and must have corresponding photos (hazards/broken glass) If a window is boarded, it is not considered as broken glass
If it is Vacant Land:
Photos should include street and lot scenes. If a GPS or geomapping software is used, a screen shot for address verification is also helpful.
