A2Z CHEAT SHEET
To All Reps:
Tammy and Dana have put together an abbreviated version of the requirements for A2Z FNMA QC inspections. These are not ALL of the requirements, but the most important ones. Please take a minute to review the attached. Print this sheet out and take it with you when you are completing these inspections. Make sure we get all of the required info and photos:
ALL INSPECTIONS ARE 48 HOUR RUSHES. IF YOU NEED AN EXTENSION, YOU MUST ASK FOR IT BEFORE THE INSPECTION BECOMES DUE OR PAST DUE.
THESE ARE Q/C INSPECTIONS TO FOLLOW UP ON THE REALTOR AND THE MAKE READY CREW. YOU NEED TO BE CRITICAL OF THE CLEANLINESS OF EACH PROPERTY. IF THERE IS DUST ON BASEBOARDS, CEILING FANS, COUNTERTOPS, IT MUST BE CHECKED DEFICIENT.
PHOTO REQUIREMENTS: ADDRESS, STREET SIGN, ALL SIDES OF PROPERTY,LOCKBOX, KEY SHOWING IN OPEN LOCKBOX, A/C, METER, FRONT AND BACK YARD, OUTBUILDINGS, POOLS, DAMAGE, NEIGHBORHOOD, SAFETY ISSUES (BURNED OUT LIGHTBULBS, EXPOSED WIRES, MOLD, UNSECURE POOL, OPEN CELLARS, MISSING HAND RAILS), 2 PHOTOS OF EACH ROOM (CEILING AND WIDE ANGLE), MECHANICALS (A/C, FURNACE, HOT WATER HEATER, ALL APPLIANCES (MISSING OR PRESENT), WASHER/DRYER HOOK UP AREA, BREAKER BOX, THERMOSTATS,MISSING OR DAMAGED SMOKE DETECTORS OR CARBON MONOXIDE DETECTORS, BURNED OUT OR MISSING LIGHT BULBS, AIR FRESHENERS (UP CLOSE SHOWING THE DATE AND AT A DISTANCE SHOWING IT ON THE COUNTER OR MISSING; THEY MUST BE IN ALL WET AREAS), HOMEPATH MATERIALS.
IF FURNACE AND /OR HOT WATER HEATER IS IN AN ATTIC, YOU MUST HAVE A PHOTO AND/OR PUT THIS IN THE COMMENTS. ANY PHOTOS THAT YOU CAN’T OBTAIN, YOU MUST EXPLAIN WHY.
AIR FRESHENERS MUST BE IN ALL WET AREAS AND HAVE THE DATE THAT THEY WERE PLACED THERE. YOU MUST TAKE 2 PHOTOS. 1 UP CLOSE SHOWING THE DATE AND 1 AT A DISTANCE SHOWING WHERE IT WAS PLACED. IF THEY ARE MISSING, TAKE PHOTOS SHOWING THEY ARE MISSING AND MAKE COMMENTS.
IF ELECTRICITY IS ON, CHECK TO MAKE SURE ALL LIGHTS ARE BURNING. IF NOT, TAKE A PHOTO OF THE BURNED OUT LIGHTS AND MAKE COMMENTS.
TAKE A PHOTO OF ALL HOMEPATH MATERIALS AT PROPERTY. THEY MUST BE ORIGINAL NOT BLACK AND WHITE COPIES. MAKE A COMMENT IF THEY ARE PRESENT OR MISSING.
DO NOT SIGN THE SIGN IN SHEET. WE ARE CHECKING ON THE WORK OF OTHER WORK CREWS AND A2Z DOES NOT WANT ANYONE TO KNOW THAT YOU WERE THERE.
YOU MUST SHOW PHOTOS OF THE LOCKBOX ON THE DOOR AND THE LOCKBOX OPEN WITH THE KEYS INSIDE. DO NOT USE YOUR MASTER KEYS TO ENTER THESE PROPERTIES.
IF YOU ARE UNABLE TO GAIN ENTRY, YOU MUST CALL THE REALTOR FIRST AND THEN A2Z. A2Z’S PHONE NUMBER IS 1-800-713-2001.
ALL INSPECTIONS REQUIRE COMMENTS. BE CRITICAL, THEY ARE PAYING US TO MAKE SURE THAT OTHER COMPANIES ARE DOING THEIR JOBS CORRECTLY.
DO THE INSPECTION RIGHT THE FIRST TIME. IF YOU ARE MISSING ANY INFORMATION OR PHOTOS, YOU WILL BE SENT BACK TO THE PROPERTY AT YOUR OWN EXPENSE. THEY DO NOT PAY FOR LATE OR INCOMPLETE WORK.
MAKE YOURSELF A CHECKLIST FOR REQUIRED PHOTOS. DOUBLE CHECK YOURSELF BEFORE YOU LEAVE THAT PROPERTY. IT MAY SAVE YOU A RETURN TRIP OR A NO PAY ON THE INSPECTION.
