MCS Chargebacks
Good afternoon all Reps:
We saw some new chargebacks today for the first time that I need to make you aware of. We did not complete the interview as per instructions. This is the old “Delinquent Interview” inspection work code that is now “Contact-Leave Signage” for clients 140, 144, and 148.
Instructions: Access note: There are no prior notes to display.Current Access Note: Prior Access Note(s): COMPLETE INTERVIEW. Provide a minimum of 2 occupancy indicators selected & visible in photos. Submit the following supporting Photos: 2 occupancy indicators, property’s front, address, street sign, lockbox (if present), exterior sides & Vacant Cert (if vacant), all INTERIOR rooms & sign-in sheet (if vacant & secured). If FTV, post standard posting (Form I-123) at front door & take photo. If no access or bad address you must call the office prior to leaving the property. If no interior access you must provide supporting photos
If there is no interview section on the form, then you must enter in the comments who you made contact with ie.. owner, tenant, unknown. If no one is home, then you must enter in the comments no one home. If you check visual as the occupancy verification, then they are not certain that you attempted to make contact. The main purpose for this type of inspection is to determine who is living in the property.
