Required photos
To all Reps:
We are seeing an increase in missing photos. Inspections that are missing photos are considered incomplete by the client.
These are the basic photos that are required by all of our clients.
Exterior Inspections
Street Sign
Full Front
Address
Occupancy Indicators (Must match the ones listed on the form/comments) (If you have a property that goes from vacant to occupied on the previous inspection, you must have PHOTOS validating the change, and/or contact with the new occupant or verify with the neighbor).
Neighborhood
ANY Damage (Damage photos must match the report)
Postings/Violations (Postings must match the current Client/Lender requirements) (Violations must be filled out on the form)
Any Hazards (All hazards must be called into PNA from the property so we can notify the client immediately such as Water leaks, Gas leaks/odor, etc…)
Interior Inspections
All of the photos listed above plus
All rooms (wide angle must be able to see floor and ceiling)
All mechanicals (kitchen appliances, furnace, hot water heater, A/C unit)
If you cannot gain access to a property that has an interior ordered inspection, you must Call PNA from the property. M&M, Spectrum, NFN require you to call from the site if you cannot access an interior. Failure to complete an interior ordered inspection may result in a chargeback from the client. M&M has charged back $92 on 4 different properties that the interiors were not completed.
The only client that requires less photos is SunTrust. SunTrust only wants one photo of the Street Sign.
If you are unsure of any client requirements, make sure you call in from the property. Our client’s expectation is to complete the inspections on time and complete. All inspections must be submitted to PNA on the day of completion.
