Memo #1416: Client 530 Condition – Exterior Inspection Types
Below is a memo from MCS concerning Client 530 “Condition-Exterior” inspections. These are the old PCR inspections that we used to do for Corelogic. Make sure you get all of the required photos and that you complete these as a 48 hour rush. If you cannot complete these on time, notify me immediately. Our last two scorecards for this inspection were below the acceptable level. Review the memo below from MCS. Make sure you take all of the required photos.
These are the example instructions:
DO NOT STEP ON PROPERTY-NO CONTACT INSPECTION. VERIFY CONDITION OF PROPERTY FROM STREET. PHOTO REQUIREMENTS: ADDRESS VERIFICATION (HOUSE NUMBER AND/OR STREET SIGN), FRONT VEIW PHOTO, SIDE AND REAR VIEWS (IF POSSIBLE), AND STREET VIEW PHOTO REQUIRED (STREET VIEW - PHOTO FROM PROPERTY LOOKING DOWN THE STREET AWAY FROM THE HOUSE TO SEE NEIGHBORHOOD CONDITIONS). CANNOT HAVE PEOPLE IN PHOTO. ALSO NOTE AND PHOTOGRAPH ALL EXTERNAL FACTORS WHICH COULD INCLUDE FACTORS OBSERVED ADJACENT TO THE PROPERTY OR WITHIN THE IMMEDIATE NEIGHBORHOOD BOUNDARIES.
MCS has conducted audits on Condition – Exterior Inspection types for Client 530. The Condition – Exterior is an inspection type that was requested by the homeowner and is not related to any default activity. Client 530 will order the Condition-Exterior inspection type with a 48 or 72 hour timeframe. It is expected that each vendor will complete the work order on or before the due date along with uploading the results into Vendor360 within 24 hrs of the inspected date.
Here are some helpful tips to consider when performing the inspection:
All information should be reported based on what can be documented through photos
o For example, if the exterior finish material is visible in the photos, the condition should then be reported
o Unable to verify should only be used in instances where the item cannot be documented (i.e. roof of a high rise condo)
Occupancy status should be reported as “Occupied” for these inspection types except for the below scenarios. Since the homeowner is involved in the process, the property can be assumed to be occupied unless there are specific indicators.
o Vacant: Property is completely boarded or under construction which leaves it uninhabitable
o No Access: Property cannot be accessed due to road block or secured gate
·Condos are not to be considered no access if access to the complex can be gained, but the unit cannot be. This inspection type is a no contact inspection,, access to the actual unit is not needed. In this scenario the inspection should be reported as occupied.
o Bad Address: This should only be used if the complex has one address and no unit number is provided. If the complex has different addresses for each building, DO NOT mark as bad address and complete the inspection based on the building. This inspection type is a no contact inspection; access to the actual unit is not needed.
Photos: Should be clear and concise. If any photos can NOT be obtained, enter comments for Question #16 “General Comments” to indicate why photos are missing.
o Do NOT submit photos that contain people. i If photos of people are uploaded the inspection will be returned for correction
o Front View: Photo should include as much of the structure as possible, if needed take multiple photos to show entire structure
o Neighborhood View: Photos should be taken from the driveway/parking lot and should include neighboring houses. The purpose of this photo is to document the neighborhood condition and how this inspected property compares.
o Address Number View: Photo showing address number either on the house, painted on the curb, or on mailbox. If no address is present, make sure to notate in question #16 “General Comments” why photo is missing. In addition to comments, supply a photo of the closest address number. GPS photos are not acceptable and if uploaded the inspection will be returned for correction.
o Street Sign View: Photo showing street sign. If no street sign is present, make sure to notate in question #16 “General Comments” why photo is missing. In addition to comments, supply a photo of the closest street sign. GPS photos are not acceptable and if uploaded the inspection will be returned for correction.

External Factors: If a positive or negative factor is present at the property the following is required:
o Check any of the factors that apply
o Upload photos to the appropriate bucket for all present factors
o Provide comments for all present factors in the comment box for question 16
All photo buckets are available, only upload photos to the buckets that correspond to the answers on the Exterior Condition form
o For instance if “Appears near or at the end of useful life, and likely needs to be replaced” is selected as the roof condition then a photo will be needed to support this in the “Property – Roof Condition” bucket otherwise this bucket will need to be left without photos
