Cyprexx Sales Date Inspection Instructions:
Contact Inspection for occupancy status. If contact is not made with the occupant, check with neighbors, utility companies, and phone books for occupant’s name. Communication with third parties is strictly limited to inquiries for the name of the current occupant. If found vacant for the first time, post the vacancy notice and submit the signed and dated vacancy certification along with the inspection form. If previously deemed vacant an interior walkthrough inspection is required, LOCKBOX CODE is the last four digits of the loan number. Please use lockbox before using master keys.
Photo Requirements: All photos must be date stamped and correctly labeled when uploaded. Necessary photos (including but not limited to): Address verification, house number, street sign, street shots, front/sides of the house, supporting photos of how vacancy/occupancy was determined, the current condition of the lawn, lockbox code(s) attempted (if applicable), interior rooms (if applicable), observed damages/safety hazards, personal property, utility status (test with volt stick), for sale sign/info, pool, all posted violations/notices. *** Any property deemed vacant should include a photo of the vacancy notice posted. ***
Below is the reminder photo email that we received from Cyprexx yesterday.
Just a friendly reminder regarding some photos that are being missed:
· Appliances, especially A/C units, are very important to our client. We must have photos showing either the items themselves or the lack thereof.
· We always need a photo of the lockbox that shows its location. Often the inspectors are just taking a photo of the knob with the lockbox and it’s impossible to tell whether it’s on the front door, side door, etc. The close up photo is fine to provide (especially when documenting the code used), however, please ask them to take a photo at a distance as well so our client knows where it’s located.
