No Access/No Trespassing policy for Cyprexx
Good Afternoon, please review the email that I received from Cyprexx in regards to No Access inspections.
Dear Business Partner,
We wanted to provide everyone with additional clarification when encountering access issues. It is our goal to give our clients the most accurate information, and more importantly, display that we are doing our due diligence to fully inspect as many properties within their inventory as possible.
If the previous inspection results were submitted as No Access due to Gated Community/Guard/Access Code, then subsequent inspections should ideally be completed on a different day of the week and/or different time.
The Letter of Authorization should be used to gain access (at guard shack) with each attempt to gain access. The comments should list the reason for no access, as well as that the Letter of Authorization was utilized.
If you cannot gain access to a community, then take a photo of the keypad, Guardshack, private gate, nearest street sign, gated entrance, and HOA info. Please make detailed comments why you could not gain entry.
If we have gained access previously, then it will be expected that we can gain access again and again.
Remember if you can see the subject property from a private gate, then take all photos and complete the inspection form. You can check with a neighbor if you are uncertain of the occupancy.
