Vacant Inspections

Good Afternoon to all inspections,

I hope everyone is having a good Summer so far. I know it is hot and the grass/weeds are growing tall… make sure you mark the yard condition on the inspection form. If it is over 2-4 inches, then it needs to be cut. Also there should be no shrubs or trees touching the house. If they are, then they need to be trimmed.

We have been receiving an increase in rechecks from the clients for reporting vacant properties as occupied, failure to attempt contact on contact inspections, and failure to complete interior ordered inspections. Unless an inspection is a bankruptcy/no contact inspection, posted no trespassing, or a hostile homeowner, then you must get out of your car and walk up to the front door. It is not ok to do a drive by on a contact inspection. If it is vacant and secured by the mortgage company, then check your instructions because most clients require an interior to be completed.

Remember, there are two reasons why you are at the property:

  1. Verify occupancy.

  2. Report damage.

You are the eyes and ears of the mortgage company. If you cannot complete an inspection as ordered, you must call PNA before you leave the property. The inspection report must be completed each time you are at the property. If the yard condition changes or utilities change, then you must update the inspection form each month. Just because it is not highlighted on the app does not mean that you do not need to verify the correct response.
